Most houses in Los Angeles County were built for a different way of living. Adding a unit, opening a kitchen, or putting a floor on top is usually cheaper than moving and almost always better.

I take on a small number of residential projects at a time so each one gets real attention. Permits, structure, trades and finish under one contract, coordinated by me, with the same person accountable from the first walkthrough to the final inspection.

ADUs & garage conversions

A second unit is the most valuable thing most Los Angeles homeowners can add, and the one with the most paperwork. Detached new construction, garage conversions, or a junior unit inside the existing house. I handle plan check, permits, construction and the final sign-off.

Kitchens & bathrooms

The two rooms that decide how a house feels to live in, and the two where shortcuts show up first. Waterproofing behind the tile, cabinets set level, plumbing and electrical permitted where the work requires it. Sequenced so you keep using the house while it happens.

Additions & renovations

Building out into the yard, building up a second story, or taking the house down to the studs and rebuilding it. Structural engineering, foundation, framing, systems and finish. This is where having the license holder on site matters most, because this is where the surprises live.

What the first ninety days look like.

Residential work fails on process more often than on craft. Here is the order things happen in, so you know what you are agreeing to.

Walkthrough

Thirty to forty-five minutes at the property. Lot, setbacks, utilities, access, and what you actually want out of it.

Written scope

A specific number against a specific scope, with the assumptions written down. Not a range, and not a rate per square foot.

Plans & permits

Drawings prepared, submitted, corrections handled. Two to four months in most Los Angeles County cities. You don't stand in line at plan check.

Build

A schedule you can hold me to, photographs at every stage, and a final inspection that closes the permit.
